Pueblo West Metropolitan District Board Approves Property Sale to Great Western Building Systems, LLC
[May 11, 2021 -- Pueblo West, CO] Pueblo West Metropolitan District Board of Directors approved [4-0] the contract for sale of District property at 360 E Industrial Blvd to Great Western Building Systems, LLC during the May 10, 2021 Board of Directors Meeting. The vacant 10 acre site will be developed to serve as the new manufacturing facility for Great Western’s production of pre-engineered metal buildings and structures.
Current fabrication for Great Western Building Systems, LLC is based in Houston, Texas through multiple third parties, but Great Western’s growth has outpaced their supplier’s abilities to keep demand, and Great Western has decided to establish its own dedicated manufacturing facility.
The development will consist of two phases; the first is a $5M investment which includes an approximate 40,000 square feet facility that will bring in 30 jobs, 27 of which will be hired locally. The other three jobs will be relocated from Great Western’s headquarters in Aurora, Colorado. The second phase is an expansion of an additional approximate 40,000 square feet and up to an additional 45 jobs that will be hired locally. Both phases will bring in a total of 75 jobs, with the average annual wage of $52,000. The local economic impact of the project over the next ten years is an estimated $20 million dollars.
When it came to locating in Pueblo West, Great Western’s President, Eric Beavers, said, “Great Western is very happy to bring the bulk of our manufacturing operations home to Colorado. We had many options but, ultimately Pueblo West wound up checking all the boxes that needed to be checked. The Pueblo area has a long history as a steel town and we are excited to become part of that.”

As part of the agreement, Pueblo West Metropolitan District approved a performance based incentive reducing the price of the land of $375,000 to $200,000. Although Great Western plans to break ground immediately, and have their building constructed by the end of the year, they will have 18 months from the day of closing to construct and obtain a certificate of occupancy for phase 1 of the project. If achieved, Great Western will be relieved of $100,000 of the purchase price, and the remaining $75,000 shall be waived if phase 2 is completed within three years of the certificate of occupancy of phase 1.
