The Pueblo West Committee of Architecture (COA) is charged with enforcing the Declarations of Reservations that was recorded on all lots when the subdivision was set up. If you did not receive a copy when you closed on your home, you can pick up a copy at our office located at 109 E. Industrial Blvd.
The covenants cover such things as:
Building and Adding to Improvement on the Lot: All improvements must be approved by the Committee of Architecture for design and location. This includes fences, storage buildings, barns, house additions, detached garages -- anything that changes the outside appearance of the lot. There are fees associated with improvement projects.
Guidelimes for Storage: Materials, equipment, RV's utility trailers, trash containers and the like must be screened from the public view. All vehicles stored outside of a fully enclosed building must be operable, street-worthy and display current license plates.
Landscaping/Ground Cover: Ground cover must be established on all lots where the ground has been disturbed by construction or other activity. There is an approved plan on file at the COA office. Stop by the office if you want to see what is on file for your lot. It is not necessary that the original plan be followed, as long as ground cover is establshed. Appropriate ground cover is decorative rock, gravel, sod, seeded grass, native grass, trees and shrubs. Bare ground and weed species are not appropriate. Any ground cover will require some maintenance. You will soon realize there is a lot of wind in Pueblo West, and dust can be quite a problem if there is no ground cover.
Land Use: There are Utility/Drainage easements all around Pueblo West. Many of these are also designated as Equestrian easements. Motorized vehicles of any kind are prohibited, except for utility maintenance trucks. Equestrian easements cannot be fenced off.
